Ever wondered how long epoxy flooring ought to last? When you’re investing in a significant alteration of your home, you’re going to want to know more than just what it looks like — you’re probably going to want to know how long that investment will last. That’s what saves you from future headaches with repairs or replacements; it’s also what increases the value to your home or business. Here’s a quick overview of to how long coated garage floors should last, pending proper installation.
Long story short, you really should be thinking in terms of decades instead of months or years. That kind of longevity is what separates the pros from DIY kits or 1-day installers who value speed over quality.
Quick Overview of Garage Floor Coating Longevity
A lot of people guess 2-5 years, but with a proper installation a garage floor coating can last for over two decades. Installations are typically done in either one or two days — 1-day systems are popular for their speed, and 2-day systems are known for their quality and durability. But how much better is a 2-day system? Is it worth the extra time?
1-Day Systems: Speed Over Quality
The 1-day system is fast, sure. You call someone in, and by the time you come home from work…bam, a new garage floor. Unfortunately, these 1-day installers use thin layers of quick-curing polyurea-polyaspartic coatings as both the direct-to-concrete primer coat and single clear top coat…so they can get the install done in one day. But it’s their use as primers that’s the problem. Polyureas simply aren’t spec’d for use as primer coats because they don’t properly mitigate for moisture. (It’s why 1-day contractors don’t warrant “moisture-related issues”). Over time, as moisture wicks up the porous concrete creating high hydrostatic pressures, the thin, poorly penetrating polyurea-polyaspartic primer coat has a propensity to peel.
2-Day Systems: Quality Over Speed
2-day systems take a little more time, but the results are worth it. First, we lay down a slower-curing, high-build, 100%-solids moisture-mitigating epoxy primer on day one. That’s the trick. It deeply penetrates and bonds with the concrete, forming a moisture vapor barrier (MVB)…and this slower-curing primer coat is given one full day to cure! On day two, we finish it off with two layers (not just one like the 1-day guys) of 100%-solids clear polyaspartic topcoats. These dual topcoats are tough, durable, and ready to handle hot tires, chemical spills, UV light and impacts.
Our Eco-Corflex products and installation processes have been around for over 28 years…field-tested and proven. The process and quality coatings ensure your concrete coating system is built to last. You could get decades more out of your garage floor if you go with the 2-day system. That’s real longevity that Louisville homeowners will appreciate.
