St. Louis is no stranger to temperature extremes, with freezing winters and humid summers putting garage floors to the test. It makes you wonder how long an epoxy floor in a regular garage is going to last. Should you be expecting a couple years out of it? Five years? Ten? The answer, as always, depends on the quality of the materials and installation.
One-Day Installations
Some companies will install your garage floor coating in a single day. It’s a selling point, geared toward fast modern life and the least disruption possible. Unfortunately, it skips some pretty important steps — the main one being the lack of a moisture-mitigating epoxy primer. This omission makes the floor vulnerable to moisture damage from below, leading to cracks and peeling within just a few years. Moisture is any concrete floor coating’s worst enemy, and if the floor isn’t installed properly (preferably over the course of two days), moisture is going to win the battle early on.
Two Day Installations
A 2-day installation system uses a slow-curing, moisture-mitigating 100%-solids epoxy primer on Day 1. This high-build (read thick) primer deeply penetrates the concrete and creates a strong bond that resists moisture. The chosen flake blend is broadcast into the primer (while still “wet”) and the primer coat is allowed one full day to cure. Day 2 involves applying two layers of 100%-solids polyaspartic topcoats. The dual top coats offer resistance to UV rays, chemical spills, and staining from hot-tire transfer. This comprehensive system ensures your garage floor can withstand St. Louis’s unpredictable weather — sometimes for well over 20 years.
An extra day doesn’t seem like a lot when you’re comparing a couple years to a couple decades.
